Introduction
Our guest accommodation is on Withnell Road which runs between the promenade and Lytham Road. The accommodation offer eight bedrooms of single, double and family rooms. We are situated on a level road, but have some steps up into the guest house. All of the rooms are situated on the 1st and 2nd floor and are not accessible for wheelchair users. We are a no smoking guest house.
Arrival and Car Parking
1. Please advise your anticipated arrival time so that we can be sure to be here to welcome you.
2. To ensure your accommodation is ready we ask that guest do not check in before 14:30.
3. Parking is on a level drive at the rear of the building We have limited spaces so please enquire before hand. Please arrive at the front of the guest house where we will assist you to park.
Pre Arrival
1. We are located close to the Lytham road end of Withnell Road.
2. The nearest bus stop is a 2 minute walk.
3. The nearest tram stop on the promenade is a 2 minute walk.
4. Blackpool South train station is a 5 minute walk.
5. Blackpool North train station is a short taxi ride away, costing no more than £10.
6. We do not accept animals of any kind.
7. Brochures and menus are available on request but we do not have the facilities to print in Braille.

Main Entrance
1. There are 3 steps up to the front door with hand rails on both sides. We regret to inform you that there is no wheel chair access.
2. The front door is normally open, but please ring the bell on your arrival.
Guest Accommodation/Public Areas
1. The main front hall leads you to the first floor flight of stairs.
2. There are 13 steps on the stairs to the first floor which has 3 double and 2 family rooms. The stairs and landing are carpeted. On this landing is a communal toilet.
3. Off the first floor landing runs the stairs for the second floor which has 17 steps. There are 2 family rooms on the landing.
4. The whole building is central heated, but temperatures can be adjusted in each room to suit individual requirements.
Room 2
To the right at the top of the stairs on the first floor. This is a family room for 4-5 people with a double 4 ft 6 inch bed with access from both sides. This room has a full En Suite.
Room 4
To the right at the top of the stairs on the first floor. This is a family room for 4-5 people with a double 4 ft 6 inch bed with access from both sides. This room has a full En Suite.
Room 5
Straight at the top of the stairs on the first floor. This is a double rooms with a 4ft 6 inch bed with access from both sides. This room is a full En Suite.
Room 6
Straight at the top of the stairs on the first floor. This is a double rooms with a 4ft 6 inch bed with access from both sides. This room is a full En Suite.
Room 8
Straight at the top of the stairs on the first floor. This is a double rooms with a 4ft 6 inch bed with access from both sides. This room is a full En Suite.
Bar/Lounge and Dining Room
1. The front main hall leads you to the licensed bar and lounge area with a pool table and dart board.
2. The lounge has a comfortable seating area with a flat screen smart tv.
3. The separate Dining room is next to the Bar and seats 26 people comfortably. Breakfast and Evening meals are served in the Dining room.
Bedrooms
1. We have 8 bedrooms, 4 double, 2 triples and 2 family rooms. All are full En Suite.
2. In the rooms there is a shower, toilet and wash basin.
3. All rooms have tea and coffee making facilities with biscuits which is all refreshed daily.
4. All rooms have hair dryers and ironing boards. Irons are available on request.
5. Ours beds are normally made with duvets. All pillows are synthetic and extra blankets and pillows are available on request.
6. All rooms have wardrobes and drawers with enough storage for each room and occupancy.
7. In each room there is a welcome folder with additional info and emergency numbers such as doctors and hospitals.
8. All rooms are double glazed and central heated.
9. All rooms have digital televisions.
Room 9
Turn right at the top of the stairs on the second floor. This is a family room for 3 with a 4ft 6 inch double bed with access to both side, with a single bed. This room is a full En Suite.
Room 10
Turn right at the top of the stairs on the second floor. This is a family room for 3 with a 4ft 6 inch double bed with access to both side, with a single bed. This room is a full En Suite.
Room 11
Turn right at the top of the stairs on the second floor. This is a double room with a 5 ft double bed with access from both sides. The room is a full En Suite.
Additional Information
1. There are fire extinguishers placed throughout the landings. One in the main reception hall, one at the top of the first floor, one at the bottom and one at the top of the second floor stairs.
2. There are fire call points on the fire exits. One in the main reception hall, one at the top first floor stairs and one at the to of the second floor stairs.
3. In the event of a fire you will hear a siren. When you hear this please evacuate the building via the fire exit to the front door and stand directly opposite to the guest house.
4. We are happy to cater for special diets or any like or dislikes. Please advise before arrival.
5. We are happy to refrigerate any medication or perishables in our fridge for a limited period.
